As a homeowner, you play an important role in the timely sale of your property.  These are just a few steps. Upon our meeting, we can go into this further and I will provide you with a step-by-step guide to follow.  Preparation is everything!

1.   Make the best first impression
2.   Invest few hours to de-cluttering and staging
3.   Check your plumbing and electrical system
4.   Clean out and straighten up those closets to allow for space
5.   Clean out that attic and storage 
6.   Think safety
7.   Make your bathrooms sparkle
8.   Create dream bedrooms
9.   Open up those curtains in daytime

11. Avoid crowded scenes
12. Watch your pets
13. Think volume - turn down the TV and music
14. Relax! Be friendly but do not force the conversation

Deed, Survey, Certificate of Occupancy (C/O) or existing use, Title Report, recent Tax Bill, Name of a Real Estate Attorney, recent Utility Bills, Age of Major Components such as roof, heating, CAC system. Permits on additions & remodels and a trusted and dedicated Real Estate attorney is key!

A few tips to help you get started and stay focused on your goals!

Consult a mortgage broker and your lender and get pre-qualified or pre-approved. This is the first step and the most important. If you are paying "cash," we still need to have a letter proving sufficient funds from your bank, accountant or financial advisor. Figuring out where to set your budget for a successful buying experience will save you a lot of time and unnecessary delays. You wouldn't want to spend all that valuable time driving from home to home to find that you are not within the price range. Also, what if you do qualify for more, the mortgage lender and brokers can help you by going over all costs associated with purchasing a home.

1. Choose an agent you can work with. So many buyers feel that they need to go from agent to agent. This is not the case! You aren't going to get a better deal going to the listing agent of each property.  Almost 100% of all listings are shared via our MLS system and all agents have the same opportunity through our shared and agreed membership to view, visit and negotiate on all properties.  Once you find an agent you feel comfortable with, has shown you that she/he really wants to help you obtain your real estate goal, give them a chance to show you any property you want to see. A dedicated agent can help you in locating your dream home, and help walk with you through every step until closing.  From prospecting, mortgage, offers and negotiating, inspections, appraisals, professional vendor referrals, the 11th hour glitch, communicating with all attorneys , the walk through, the closing, and the many other aspects of completing a successful transaction to get you closer to owning your home. We do more that just open the front door!

2. Make a list of what is important to you while understanding the importance of keeping realistic goals. Set expectations that are reasonable for yourself and your budget.

3. Now, let's start your search!  I  will set up  daily real-time emails of all new listings that are placed on the market, and those that have undergone significant changes such as price to insure that you are on track with the latest information.  All you have to do is email me with your search criteria and I'll do the rest.
